Let's talk about Tampines town and what makes it extra special for me.


I spent my school years in Tampines (Junyuan Secondary School alumni here) and also the place where I met my partner. I am no stranger to the locale. Does anyone remember the bubble tea and snack shop called 'Blue Sea' around 2006/2007? Right next to it was A1 Chendol. They're no longer operating now. Those were truly core memories of my friends and I hanging out after our CCA, spending our allowances on bubble tea, finger food, and more. Located in the East, Tampines is a mature housing estate that blends urban convenience with nature. Here are some reasons why families chose to settle down here.

    As the title suggests, you might be curious about what DBSS stands for and what it means.


    According to HDB, Design, Build and Sell Scheme (DBSS) flats are built by private developers. When it comes to purchasing, it is essentially the same as buying an HDB flat. It is sold under similar conditions and qualifies for the same grants typically available when applying for a regular HDB flat.


    The key distinction between an HDB flat and a DBSS flat lies in the developer. A regular HDB flat is designed and built by HDB itself, whereas a DBSS flat is developed and constructed by a private developer. The private developer manages the design, pricing, and construction of the flat. Tampines Central 8 developed by Sim Lian Group provides units with quality finishing, spacious interiors, and a chic exterior that appeals to families and young professionals.


    Another factor that makes a DBSS more premium would be its location. DBSS are usually strategically located in prime areas of certain districts that are more desirable and coveted.

Without turning on the fan, it is already very windy, I kid you not.

Next, when we think about location, naturally we will think about the connectivity. How accessible is it? Well, connectivity is excellent with Tampines MRT station (on the East-West and Downtown Lines) and bus interchanges nearby.

Bonus: this unit is just a 5-minute walk from the Tampines Downtown line! The closest bus stop is directly in front of the block, featuring a coffeeshop, clinic, and a 7-11! Having a coffeshop at your doorstep just makes it all the more convenient so you can head down in your semi-pyjamas without feeling out of place. If you need to do your grocery shopping, the closest option is a 7 mins walk approx 500m to Fairprice which operates 24h at Tampines Hub.


5) Accessibility to schools
